01. First contact

Build a relationship of trust

Knowing that this is an important step in your life, we believe the first contact with our team is crucial, as it allows us to get to know you and build a relationship of trust based on a clear understanding of your interests, which will then enable us to advise you well. The next step is to carry out an in-depth analysis of your situation. Is your house too big because your children are now independent? Your family is growing? A job change is prompting you to leave the city? Many reasons are possible. Whether you are hoping to sell a villa, a flat, offices or land, there is no standard process.

02. The visit

An appointment on site

Our team will come to your home to carry out an initial appraisal. On the way, they will take a look at the surroundings. During the visit, the team takes notes of such things as the date of construction, renovations and/or extensions carried out, maintenance and repairs to be planned, as well as the type of heating and other important elements.

Based on the reality on the ground for a fair price.

In order to complete your file and to appraise your property, the following documents will be required:

For a villa:

  • Extract from the land registry
  • Joint accounts
  • Plans
  • Volume

For a flat:

  • The premises allocation booklet (to find out the PPE surface area)
  • The RAU (Administration and Use Regulations)
  • Body corporate and hot water charges
  • The last three minutes of the General Meetings
  • The last three PPE statements
  • The status of the renovation fund

By calculating the value of the land and the building, the obsolescence or depreciation, the external fixtures and fittings and the secondary costs, and by comparing the value of transactions for similar properties in a comparable geographical area with sales that have taken place in the previous months, our team can produce an estimate based on a combination of two methods (intrinsic value and the hedonic method).
